Fixed Wire Testing (EICR Report) Electrical Installation Condition Report

Due to various changes within the building industry, insurance companies and the buy to let market we have found an increase in the requirement for testing and inspecting various installations on a more regular basis.

A Rental domestic property legally requires to be inspected every five year or at a change of tenancy, this ensures correct operation of the electrical system between tenants and makes certain no changes have been made without your knowledge. This falls under duty of care to your tenant.

It becomes more complicated for the time periods for commercial, industrial or horticultural because of the type of work and amount of employees that work within your industry.

We have the ability to carry out periodic testing and inspection of fire alarm systems and emergency lighting systems to BS5839 and BS5266 respectively.

We carry out routine contract maintenance for fire alarm and emergency lighting on a one month or quarter year basis in conjunction with it’s annual inspection.

Depending on the condition, use and age of the installation the engineer will recommend a maximum safe time period between inspections.

The industry recommends a domestic installation (PRIVATE) should be tested at a MAXIMUM time period of 5 years. With the new regulation changes of BS7671 2018 it is now part of the regulations that periodic inspection & test of a Fixed Wire Testing be carried out at routine intervals.

What is Fixed Wire Testing?

Electrical Installation Condition Reporting (also referred to as Fixed Wire Testing) is a procedure that’s undertaken to evaluate and report on the condition of an electrical installation to help ensure its safety.

Therefore, the Health and Safety Executive (HSE) recommend inspection and testing should be undertaken at all places of work. To minimise risks and ensure your installation complies with all relevant regulations and obligations, Meridian Environmental provide comprehensive Electrical Installation Condition Reporting to comply with the Electricity at Work Regulations and BS7671:2018
